But that average should not be treated as a benchmark for every property.

The actual asking rates in the current market range from approximately ₹13,800 per sq. ft. at the lower end to ₹46,700 per sq. ft. at the upper end.

3. More Distinctive Homes

Boutique residences can also offer layouts that are harder to find in larger developments — including larger floor plates, terraces, park-facing outlooks and less repetitive unit configurations.

4. Scarcity

This may ultimately be one of their most important characteristics.

Central Bangalore land is finite.

Low-density residential developments in mature neighbourhoods are difficult to replicate once the available land has been built out.

A large gated community may provide landscaped grounds, extensive security infrastructure, club facilities and a larger residential ecosystem.
